Site Visit & Estimate
We walk the site with you and put together a lump-sum proposal — clear scope, no boilerplate.
Contract & Mobilization
20% due at signing, 30% at mobilization. We're typically on site within 1–2 weeks of acceptance.
Execution
Luke and Randy are on the job, not just on the estimate — sequencing, coordination, and QC handled directly by ownership.
Walkthrough & Closeout
Final walkthrough, balance due on completion. Any differing conditions are handled by written change order, not surprise invoices.

Pond Wall Repair & Excavation
4-Acre Pond, Schuylkill County
The pond's wall had blown out. We repaired it, excavated the full pond to increase depth, and removed and replaced the concrete spillway — the kind of combined earthwork-and-concrete scope that's easy to get wrong when it's split across two contractors.
